The Wright Field Development Company was selected by the U.S. Air Force to privatize military housing at Wright-Patterson Air Force Base (WPAFB) in Dayton, Ohio. The construction began in August 2002, and was successfully completed in December 2005. Miller-Valentine Group, Woolpert LLP, and Hunt Building Corporation formed the joint venture of Wright Field Development Company to pursue this project. Previously called Page Manor and Woodland Hills, the new housing development has been renamed “The Prairies at Wright Field” and “The Woods at Wright Field”.

Miller-Valentine Group was responsible for all the development, construction, renovation and demolition for this project, and is currently responsible for all property management of the homes, including leasing, operations and maintenance. Miller-Valentine Group has developed approximately 8,000 housing units throughout Ohio, Indiana, Kentucky and North Carolina.
Woolpert's role included community planning, architectural and engineering site design and land development. They have 90 years' experience and more than 50 years' experience at WPAFB.
Hunt Building Corporation is currently designing, developing, constructing and managing more than 49,000 housing units, with over 34,000 of those units being military.
These communities are currently home to more than 1,300 service men and women and their families. Virtually an entire new community has been created, with the addition of 789 new single-family homes, garden homes and townhouses. The new homes have modern floor plans and amenities including attached garages, privacy fencing, multiple bedrooms and high-speed internet access. Additionally, all of the units in The Woods at Wright Field have received renovations including lighted ceiling fans in every room, multiple telephone and cable outlets, exterior carriage lighting and automatic garage doors with remote openers. Subsequently, all units in both The Prairies at Wright Field and The Woods at Wright Field will undergo major renovation beginning 25 years after completion of the initial redevelopment and renovation.
The U.S. Air Force and President Bush decided to privatize military housing, including renovation and replacement of some of the existing along with new construction to improve the quality of life for our dedicated service men, women and their families who are stationed here. Recognizing the many sacrifices the members of our Armed Forces endure on our behalf, we are both pleased and proud to partner with the U.S Air Force on such a worthwhile project.

Ron is responsible for the operation of a residential portfolio which includes conventional apartments, Tax Credit Affordable Housing apartments, and Privatized Military Housing.
In addition to the Certified Property Manager® (CPM ) designation from the Institute of Real Estate Management (IREM ) and Certified Commercial Investment Member (CCIM) designation from the CCIM Institute, Ron has also earned the National Compliance Professional-Executive designation relative to his management of tax credit housing and has earned a B.B.A. from Western Michigan University, in Kalamazoo, Michigan.
Ron has 23 years of industry experience. Before joining Miller-Valentine Group, he held positions with Lexford Properties and Village Green Management. He served as President of IREM Chapter 9 in Cincinnati in 2003.
Prior to embarking on a career in Real Estate Management, Ron was in the Restaurant / Hospitality Industry for seven years. He worked with several companies including Far West Services and Steak and Ale Corp. in Atlanta, Dallas, and Kansas City.
Ron is active in the community as a member of his Home Owner's Association Board of Directors, member of his church's Building Committee, a Coach for women's fast-pitch softball, and as a referee for youth soccer.
When not at work, Ron can be found watching almost any sport, losing golf balls, or cooking a meal for family and friends.
Tonya Patrick, Resident Relations Manager
Tonya is an original member of Team PWF, and was involved in creating the Management Plan for the project during the development process. She has been in the multi-family housing industry for over 10 years. Tonya says the residents at PWF are her favorite part of working at the community. She is passionate about providing one of the most basic needs to sustain life, quality housing.
Tonya is a National Apartment Leasing Professional and a Certified Apartment Manager with the National Apartment Association (NAA), a licensed REALTOR®, and has received designation of Property Management Specialist through Hondros College.
In her free time, Tonya enjoys spending time with her children and friends, sports and is active in her church.
Michael Dalton - District Manager, Military Housing
Michael served more than 20 years in the United States Air Force. While in service, he worked in Logistics, being a First Sergeant, and over five years in Military Housing. After retiring from the Air Force, he continued working in Property Management as a Property Manager for one of the country's largest Property Management Companies.
He has been with Miller Valentine Group overseeing The Properties at Wright Field for over five years.
Michael is a Certified Manager of Housing and Maintenance with the National Center for Housing Management (NCHM). He is an Accredited Residential Manager with the Institute of Real Estate Management (IREM) and Residential Apartment Manager with the Homebuilders Association. Furthermore, he received his Property Manager in Charge license (PMIC) from the state of South Carolina and an Associate in Applied Science degree in Logistics.
When Michael is not working, he enjoys watching sports, cooking on the grill while enjoying the outdoors.
Keith Klier
Keith has worked in the maintenance field for 26 years and has been with the Properties at Wright Field since the beginning in 2002. He was honorably discharged from the United States Army. He holds several certifications and licensing in the maintenance field which include being a licensed proctor with the EPA, an Asbestos Building Inspector, an Asbestos Supervisor, an Asbestos Management Planner, Lead Abatement, Mold Awareness and HVAC Trainer to name a few. In his spare time, he enjoys raising and showing dogs and working with handicapped children on horseback.
